Keeping equipment under a service contract reduces downtime and shifts the maintenance burden away from the onsite team.

Prospective residents ask about laundry early, and in-unit washer and dryer hookups, where available, are consistently ranked among the most desirable apartment features. For properties where in-unit laundry is not feasible, well-maintained shared facilities can still be a competitive advantage if they are managed well.

The key factors are equipment quantity relative to the number of units, consistent maintenance, cleanliness, and a reliable way for residents to report issues.


A Simple Standard to Aim For

Laundry access does not need to be a selling point. It just needs to work. Clean machines, reliable equipment, reasonable availability, and a clear process for reporting problems are enough to keep it from becoming a source of friction.
